ADOT Construction Crew to Add a Turn Lane to Concho West Shore Subdivison?

road constructionRecently there has been a lot of rumors milling about Concho in regards to Arizona Highway workers  adding a turn lane to improve access to the Concho West Shore Subdivision. Well being the curious person that I am…… I started on a desperate search to find evidence of this event. 

 The first thing I did, like most people, I started my search on Google.  There I discovered that Concho is scheduled to have an AR/AC overlay (asphalt rubber mix) to be done by LaFarge Corporation.  The overlay project will span for ten miles from Ortega Lake down the St. Johns Highway (Hwy 61).  The project is located in the Concho Lake – Blackridge section. 

However, the Concho Lake-Blackridge project was not what I was looking for.  So after several calls to several different departments, I found the ANSWER!

ADOT Permit Department has received information about the Concho West Shore Subdivision.  After reviewing the project, the department engineers stated that a turn lane will have to be installed before the subdivision can start building consumer homes.  

As of Feburary 11th, the ADOT Permit Department had not received a completed application.  However, this is not uncommon.  ADOT stated that it would not take long to process a permit for road work.  Once the application has been filed, it shouldn’t take but a couple of weeks to process it. 

So watch here for more road updates!!  As soon as I find out when they are planning road construction for the Concho West Shore subdivision, I will be more than happy to share the news.

    I do think that all new subdivisions of which will have a impact on state routes are required to help with the cost of these types of turnouts. And this has been mentioned at both P&Z and BOS meeting here in the county. And with the Windsor valley ranch having so many proposed lots it makes you wonder why there was not any requirement by the county to address this area for traffic safety. When the taxpayers pay for these turnouts we are funding a improvement for the developer. And many counties have chooen to have the developer pay for these costs as a part of the approval proscess. Former Supervisor of district 3 had mentioned this when discussing the subdivisions in the Vernon area.

    This happened here with “another” sub division in Makena, the county said, you want to build homes, you build a sewer plant? The county was not about to pay for a new project. Plus the contractor needed to drill it’s own wells for the homes.
    Where is the West Shore, is that where that vacant house is across from Speedy?

    When I was talking with ADOT, she did mention that the developer is financially responsible for the cost of the turnout. With the housing market at a slow down. That could be why the developer has not completed the permit process. (he is not in a hurry to get it done.)

    The developer is still active with his holdings in the area. I just saw were he go his public report for a couple of existing subdivisions in the area.

    Do you know where the “big” house is by the lake? The one you can not miss as you enter town. That is were the Concho West Shore subdivision is located. (on the east side of the highway, north part of the lake)

    I think West Shore is that giant log cabin just past the turn to the Jiffy store. Please correct me if I am wrong. But if he is responsible for the costs of that turn out it makes me wonder why a development that is so much bigger and with so many more lots is not required to have turnouts? Or did the Apache County officials make a specials deal for the Windsor Valley project? Will we the taxpayers be paying for it later?

    That is an interesting question George. It could be due to the size of the lots in the subdivision and the fact that they are selling it as vacant land and not as homes built on the lots.

    It could be that the County does not see this area having many homes on it in the near future; therefore it is ok not to have a turnout at this time. (why put it in when you don’t need it yet? Money is not a concern since they will alway get more in the future. Unlike a business, government is alway going to get your money even if you don’t like their services.)

    Actually Carol, there were pictures of that house when the auction was there. Sorry. I looked at a you tube video of Concho, but it is sort of jumpy and the house is not in it.
    I also thought there was a Virtual Tour that I saw once? But another Birthday coming up, and I forget more and more these days. :roll:

    Howdy, Ole Hip is getting excited. I was at the small meeting of like minded Apache County residents. And although it was small the group learned allot. I am happy because I was right there when a former county employee was telling the folks the same things I have said for years. And that was “this county is corrupt”. And it is rampant throughout the county. We discussed forming a legal group to get organized, one main group with different chapters. Like the Vernon chapter Concho chapter and so on. That way we could address problems as a chapter in our local areas and as a group for county wide issues. And I suggested the use of flash mobs for meeting and work sessions to send a message of the people are watching and are involved. Not unruly mobs just clam mobs or groups to show up in force at meeting to quietly and calmly get a point across. Always not violent and within the law. I am not sure what will happen next But all my prayers have been answered when it comes to this fight with the Apache County officials. Just so see and hear others that see what I see and are fed up with the good ole boys running this county into the ground.

    Glad you emphasized non violent and orderly. I had read that story, good for him/them. These days we all need to try and save, stop from spending frivolously. Ask each other the question, do I really need that?

    well if we want to make a difference we have to be the better people. And by being non violent and calm always and respectful they can never say we were troublemakers. Always peaceful in the old fashion hippie way.

    Did that turn off ever get installed? That West Shore is a joke, lots too expensive, and who would want to build next to a weed garden? Ok our house has weeds, but we have a green golf course to look at. :-)

    Maybe the builder can dig some wells so the lake stays full? :-O
